The current real estate market is highly competitive and has resulted in changes in the offers made by prospective home buyers. Previously, buyers would write offers with a condition of selling their existing home. However, to stay ahead of the competition, buyers now submit offers without any such contingencies. As a result, some buyers end up carrying two mortgages, moving to the new house and leaving their existing home unoccupied or vacant. This situation can be dangerous for several reasons. Insurance companies may require regular home checks, also known as "home watch," especially when the house is unoccupied. In some cases, insurance claims may only be valid if regular house checks are made. Additionally, system failures like furnace breakdowns, water heater issues, and sump pump failures could lead to severe water damage, flooding, mold, and other problems if left unnoticed. Moreover, there has been an increase in squatters and crime in homes where owners are absent. Unwanted squatters and criminals can cause significant damage to your property, which can be both emotionally and financially devastating. It is essential not to leave your home to chance or gamble with the odds of nothing happening. While it may be tempting to have someone you know, like a neighbor or family member, keep an eye on your property, they may not be qualified to do so. They may not meet the insurance company's requirements if a claim is made, and they may not take care of your home like you would.
A Real Estate Agent found squatters in a vacant home that was listed for sale. The incident occurred in Greece, NY, which is a suburb of Rochester, NY. Just before the home was due to close, the agent decided to do a final walk-through to check out the home. To his surprise, he found squatters living in the property. When he confronted them, an altercation ensued, and the squatters fled. The Greece Police Department later confirmed that they had spotted the squatters, as reported in the attached article.
